Langley condo sales fell 22 per cent in July
Langley condo sales dropped 22 per cent year over year in July, while benchmark prices declined across detached homes, townhouses and condos.

Langley condo sales fell sharply in July, mirroring a broader slowdown in the Fraser Valley housing market, according to Fraser Valley Real Estate Board data.
The city recorded 64 condo sales, down 22 per cent from July 2025. Detached-home sales fell 11.2 per cent to 79, while townhouse sales edged up 1.2 per cent to 83.
Benchmark prices declined across all three housing types. The benchmark for a detached Langley home was $1,500,900, down 6.2 per cent year over year. Townhouses were benchmarked at $811,400, down 4.9 per cent, and condos at $534,200, down nine per cent. The median detached-home sale price was $1.35 million and the average was $1,404,903, both below the benchmark.
Across the Fraser Valley, 1,089 homes of all types sold in July, five per cent fewer than in June and nine per cent fewer than a year earlier. Condo sales declined 21.9 per cent to 278, townhouse sales fell nine per cent to 272, and detached-home sales slipped one per cent to 393.
FVREB chair Ishaq Ismail said high inventory and subdued competition have reduced buyers’ sense of urgency. HouseSigma sales representative Roman Silin cited lower immigration, economic and political uncertainty and mortgage stress tests among factors affecting sales and prices, adding that demand from investors for condo units is currently weak.
