B.C. landlord fined $7,700 over misleading tenancy-hearing statements
The Residential Tenancy Branch penalized Ae Ja (Gloria) Shin after finding misleading statements in three 2024 dispute-resolution matters.

B.C.’s Residential Tenancy Branch has imposed $7,700 in administrative penalties on landlord Ae Ja (Gloria) Shin after its Compliance and Enforcement Unit found she made misleading statements in three 2024 dispute-resolution proceedings.
The matter traces back to former tenants who obtained monetary orders against Shin after a tenancy ended in January 2022. When those orders remained unpaid, they obtained a garnishing order requiring Shin’s later tenants to pay rent to the court. Those tenants paid $2,958 to the court on May 2, 2024.
The decision says Shin issued those tenants a 10-day notice for unpaid rent the same day, then sought an order of possession and a monetary award without providing the RTB with the garnishing order. The original orders were later suspended and cancelled after the tenants sought a review and filed the court order and payment receipts.
Director of Compliance and Enforcement Scott McGregor found Shin’s omission was knowing and deliberate. He imposed penalties of $3,600 for the May incident, $2,700 for a June hearing and $1,400 for submitting cancelled orders in September. Shin has until Aug. 10 to pay, seek reconsideration or propose an alternative resolution.
