Langley’s average asking rents rose modestly in August
Langley’s average asking rent reached $2,266 in August, rising from July while one- and two-bedroom rents remained below year-earlier levels.

Langley’s average asking rent rose modestly in August to $2,266 a month, according to Rentals.ca’s monthly report. The city ranked as Canada’s 15th-most expensive rental market, up from 16th in July.
Asking rent applies to people moving into an apartment or rental house and does not reflect rates paid by longer-term tenants, which may be lower because British Columbia limits annual rent increases. The average asking rent for a one-bedroom unit was $1,911, up 0.6 per cent from July but down 3.5 per cent year over year. For a two-bedroom unit, the average was $2,480, up 0.9 per cent from July and down two per cent from August 2025.
When the data excluded houses and other housing types and considered only condos and apartments, Langley ranked 17th nationally. Canada’s overall average asking rent was $2,035 in August, down 4.8 per cent from a year earlier and up 0.1 per cent from July. North Vancouver remained the country’s most expensive market at $3,036, followed by Vancouver at $2,729; Toronto ranked fourth at $2,571.
Burnaby, Coquitlam, Halifax and several Toronto suburbs had higher asking rents than Langley, while Victoria, New Westminster and Surrey were less expensive. B.C. Housing and Municipal Affairs Minister Christine Boyle said the year-over-year decline in asking rents was encouraging and pointed to efforts to create more affordable options for renters. She noted the allowable annual rent increase for 2026 is 2.2 per cent.
