B.C. home sales remain low but are recovering slowly, real estate association says
Residential sales in British Columbia fell from a year earlier in August, though the BCREA says the provincial market has continued a gradual recovery.

The British Columbia Real Estate Association says residential sales fell in August from the same month last year, although the provincial market continues to recover.
The BCREA reported $5.2 billion in home sales last month, down 4.8 per cent from August 2025 and 25.4 per cent below the 10-year average for August. The province-wide average home listing price was $924,826, about one per cent lower than a year earlier. Unit sales fell 5.5 per cent to 46,069 homes.
BCREA chief economist Brendon Ogmundson said provincial home sales remain well below long-term averages but have improved steadily throughout the year. He said sales are expected to continue recovering gradually, though new tariffs and a recent increase in long-term interest rates add risk to that outlook.
In Greater Vancouver, the average listing price was $1,213,418, down about 1.3 per cent year over year. The region recorded 1,869 unit sales, a 3.6 per cent decline from August 2025.
The average price in Fraser Valley was $949,354, down 4.7 per cent, while the average price in Chilliwack was $746,289, up 1.5 per cent.
So far in 2026, home sales total $43.26 billion, down 6.5 per cent from the same period last year.
