The City of Maple Ridge has launched an optional one-year Expedited Processing Program for eligible triplex and fourplex applications in designated west Maple Ridge neighbourhoods. The pilot supports missing-middle housing near transit, schools, shops and other services.

Applications submitted by qualified professionals, including architects, building designers and engineers, may be processed an estimated six to eight months faster than under the standard development-permit process. The city says quicker processing can reduce project costs, support housing supply and encourage well-designed infill development.

The pilot applies to qualifying projects in selected west Maple Ridge neighbourhoods designated Urban Residential in the Official Community Plan. The homes are permitted under provincial small-scale multi-unit housing legislation. Selected areas are close to services and have lot sizes and site conditions suited to redevelopment, although some properties may require water, sewer, drainage or road upgrades first.

A qualified professional must confirm that a proposal meets all city requirements. Applications seeking variances are excluded, allowing staff to focus on compliance rather than the usual full referral process. Environmentally sensitive areas, provincially designated Transit-Oriented Areas, and the Lougheed Transit Corridor, Town Centre and Hammond area plans are also ineligible.

Residents and applicants can check eligibility through the Urban Infill Residential Unit Locator at MapleRidge.ca/InfillLocator. The pilot forms part of Maple Ridge's Housing Accelerator Fund commitments with Canada Mortgage and Housing Corporation.

The city's housing plan seeks options for young families, seniors, renters and first-time homebuyers. Its 2026-30 Capital Plan includes nearly $432 million in planned transportation, utilities, public-safety and community-facility investments. Staff will report to council after the pilot with recommendations on whether to continue, improve or expand it. Details are available at MapleRidge.ca/EPP.
